Do You Want to Work Less and Make More?
October 1st, 2023

If you’re familiar with the Pareto principal, the 80/20 rule, and you’re not using it, then you’re working too hard and making so much less than you can. After reading the 80/20 Sales and Marketing book by Perry Marshall I realized this is information I should have had 20 years ago. The tag line of the book is “The Definitive Guide to Working Less and Making More” and it’s true. If you want to hear my podcast interview with Perry Marshall from March of 2023 you can access it here: Episode 132: Successfully Utilizing the 80/20 Principle with Perry Marshall (wealthonanyincome.com) Or... Continue Reading

How to Understand Politics…
September 19th, 2023

Currently our country is in turmoil on the political landscape. There are deep divisions and polarization. Everything about the left is bad… Everything about the right is bad… A friend of mine for over twenty years wrote a book a few years ago about how lobbyists influence government and how senior bureaucrats control so much of how our government works in pharmaceuticals, tobacco, oil, and gas. It’s called Lobbycratic Governance. It is now getting new life to hopefully educate us on how our government actually works. A New York literary agency recently discovered the book my friend wrote... Continue Reading

It’s Never Too Late to Be Successful!
September 10th, 2023

Sometimes someone comes to me and says, “I’m too old to start over,” or, “I’m too old to start investing now.” You will see from the graph/chart below I’ve had some ups and downs. I’ve been broke three times and the last time was at age 50 when I had to start over. At age 75 I no longer worry about money and how I will cover my bills. However, I have met people with far larger incomes than me, and have almost nothing to show for it. You’ve heard it before, it’s not how much money you make, it’s what you do with it that makes all the difference. I created a multi-million... Continue Reading

Why to Consider Trade School Over College
September 3rd, 2023

Hopefully, this email is not arriving too late to consider whether you’re sending your children to college or considering a trade school. Or maybe this would apply to your grandchildren. First, you need to understand that there was a big shift around 1965 when the Higher Education Act was passed that opened the floodgates of student loans for college. The twist here is that the money borrowed goes to the college, not the student, but the student is on the hook (or the parents) to repay the loan. And while a business can declare bankruptcy to erase a business loan, the student is prohibited from... Continue Reading

Why Punish Those with Good Credit?
August 27th, 2023

Have you heard of the Federal Housing Finance Agency or loan-level pricing? Well, there is a government agency that just came up with a way to reward bad financial habits and punish people who practice prudent financial and credit management. The Federal Housing Finance Agency (FHFA) is charged with being the regulator of the Federal Home Loan Bank System and as regulator and conservator of Fannie Mae and Freddie Mac. In October of 2022, FHFA announced that it would change the loan-level pricing adjustment fee on home buyers when they borrow to buy a home and it’s based on the borrower’s level... Continue Reading

Public Service Warning – Potential Scam
August 20th, 2023

Recently I received an email that said I was receiving an electronic remittance with a link that ended with an htm. See the photo below where it says “attachments.” I could have clicked on the attachment and let any one of my virus protection programs block it, but I chose to do something different. I decided to put the email address into Google and see what came up. Here is what I found: Federal Deposit Insurance Corporation (.gov) https://www.fdic.gov › consumers › consumer-news The first clue that it is a scam is that they send you a cashier’s check for an amount that is higher than... Continue Reading

Would You Rather Have Information or Results?
August 13th, 2023

What would you rather have, information or results? To build my email list years ago I gave away copies of my award-winning, best-selling book, Wealth On Any Income. It had already been translated into eight languages. I gave away 300 copies and what I later discovered is that only one person read the book. What that means is one person got the information and 299 people didn’t even get that. What does it take to get results? That requires action. Now, I will have to say my book is great. However, there is no book that can provide two very crucial items to produce results. The first item is... Continue Reading

Is Rent Control Good or Bad?
August 6th, 2023

You probably know I created my wealth through two things – learning how to treat myself like I mattered by paying myself first (A 5000-year-old concept of the wealthy.) and investing in real estate. While there are more details, those are the two primary drivers. Owning apartment buildings makes me a housing provider – I don’t like the term landlord as that has some negative connotations. My tenants and I have a contract with each other; it’s called the Lease Agreement. They honor their part, and I honor my part. They pay rent, and I provide excellent housing plus handle all repair requests. Recently... Continue Reading

We’re All Graduates of MSU…
July 30th, 2023

When we’re not taught something correctly, we make things up from what is around us. We make it up from what our parents say to us when we’re young. We make it up from what our teachers tell us in school. We make it up from the television shows we watch, the newspapers and magazines we read, and the stories our friends tell us. We make it up from our own experiences. We’re all graduates of MSU—Make Stuff Up. You can learn the correct way to handle money powerfully. You can learn why you should not focus on paying off debt but invest first. You can learn what the wealthy do instead of what... Continue Reading
